Lost annually to land fraud — the problem we solve
The problem

Buying land from abroad shouldn't be a gamble.

Most diaspora Nigerians lose money not because they made the wrong investment — but because the system around the investment failed them. These are the five pain points we eliminate.

01 / FRAUD
Forged titles & "double-sale" plots

Fake Certificates of Occupancy, duplicate sales, fabricated survey plans. Without a way to cross-check the land registry, you're trusting strangers with seven-figure sums.

02 / MIDDLEMEN
Unaccountable intermediaries

Informal agents, family representatives, "omo onile" demands. Fees stacked at every step with no contract, no insurance, and no recourse.

03 / BUREAUCRACY
Document processing stuck in queue

C of O, Governor's Consent and deed registration can take 6–24 months without dedicated follow-through. From abroad, you can't walk into a ministry to chase it.

04 / ENCROACHMENT
Land taken while you weren't watching

Unattended plots are routinely encroached on, illegally occupied, or sold by unscrupulous family members. Recovery gets harder every month possession is lost.

05 / NO ACCOUNTABILITY
Five providers, zero coordination

Agent, lawyer, surveyor, ministry, contractor — none answer to each other. Errors compound. Phone calls go unanswered. You shoulder the risk alone.

OUR ANSWER
One accountable team. One paper trail.

DLS is the single point of contact across verification, acquisition, regularization, recovery and development — with licensed counsel and surveyors in-house and a digital portal you can check from anywhere in the world.

Why DLS

Four reasons we exist where competitors don't.

Most providers do one piece of the puzzle — a brokerage, a listings site, a verification SaaS, a law firm. DLS does the whole puzzle, built for clients who live thousands of miles away.

Compliance over informality

Every engagement runs on licensed counsel, formal contracts and traceable filings. No informal middlemen, no off-the-books deals — only work that's defensible in a Nigerian court.

Abuja-first headquarters

Our base in the federal capital gives us direct line-of-sight to federal land administration, the Federal Ministry of Justice, and the FCDA — for C of O, Governor's Consent and federal recovery work that simply moves faster.

Diaspora-first UX

UK / US / EU business hours. Encrypted client portal. Video walk-throughs with timestamps. Named relationship manager and a dedicated WhatsApp line. Built for distance, not for in-person convenience.

Integrated end-to-end stack

Verification, acquisition, regularization, recovery and development under one roof. Most rivals offer 1–2 of these. You shouldn't have to assemble five providers and pray they coordinate.

Pricing

Transparent, fixed-fee packages.

Pricing is published, not whispered. Statutory and government fees (stamp duty, registration, consent) are billed separately at cost. All figures in NGN with USD equivalents shown.

FAQ

Questions, answered honestly.

The questions our diaspora clients ask most. If yours isn't here, ask us directly — there's no question too basic.

Do I have to fly to Nigeria to buy land through DLS?+
No. The entire process — KYC, contracts, payment, registration — can be completed remotely. We handle in-country signing through a properly executed Power of Attorney where required. You can fly in for a final visit if you choose, but it's never a requirement.
How do I know a Certificate of Occupancy is real?+
We verify titles by cross-referencing the physical document against the relevant state land registry, checking the survey filing, reviewing any prior consent endorsements, and inspecting the chain of transfers. Our verification report includes the file numbers and dates we matched against, so you have a paper trail.
What if my land has already been encroached on?+
That's a Tier 3 engagement. We start with on-site investigation, title chain reconstruction, and a recovery feasibility memo within 14 days. Most cases resolve out of court through structured negotiation; where litigation is required, our panel of Senior Advocates handles it on a transparent fee structure.
How does DLS differ from a traditional Nigerian law firm?+
Three differences: (1) we're built around a digital client portal and diaspora hours, not in-person consultations; (2) we publish fixed fees instead of billing hourly; (3) we cover verification and acquisition as well as legal work — most law firms only enter when there's already a dispute.
Can I use DLS just for verification, or do I have to buy a full package?+
Every tier is sold standalone. Most clients start with a single Tier 1 verification (₦175,000) and decide what to do next based on the report. There's no obligation to escalate.
How are you regulated, and what insurance do you carry?+
DLS is incorporated under CAMA 2020 and registered with the Corporate Affairs Commission. Our in-house counsel is enrolled with the Nigerian Bar Association. We retain ESVARBON-licensed estate surveyors and registered land surveyors. The firm holds professional indemnity insurance with coverage details available on request before engagement.
Can I pay in USD or GBP from my diaspora bank account?+
Yes. We invoice in NGN with USD equivalents shown. Payments can be made in USD, GBP, EUR or CAD via international wire or supported FX partners, with formal receipts issued in your home currency.
